The Setup That Matters
After the Global Financial Crisis, self-storage faced a similar moment: soft rent data, constrained new supply, and steady demand. Today's setup mirrors that period with striking fidelity.
Supply is locked; demand is accelerating. Self-storage demand is projected to grow 20% over the next decade, versus 4.8% over the prior decade. Average tenant stay has grown 25% since 2014 and now sits at 24 months. These are lifestyle customers, not temporary movers.
What We're Seeing
The post-GFC recovery produced 8%+ same-store NOI growth for several years. We're tracking to a similar environment today.
At 10 Federal Storage, we're already outperforming. In our fourth offering, Q1 2026 same-store revenue grew 11.1%, well above public REIT peers operating in the same soft market. Greater Charlotte delivered 22% revenue growth and 35% NOI growth. Nashville posted 11% revenue and 30% NOI growth.
The Advantage
The post-GFC conditions that drove 8%+ NOI growth are present today. This time, we have structural advantages they didn't.

We've spent years building proprietary A.I. systems and data infrastructure that competitors can't replicate, and we're deploying them now while others focus on quarterly results, giving us the operational edge reflected in our 11.1% same-store growth.
